Rental fraud in Lisbon increased by 25% in 2025. The playbook is simple: stolen listing photos, a fabricated address, a landlord who is always conveniently "abroad," and a request for a deposit before you can view. By the time you realise the apartment doesn't exist, the money is gone. We physically confirm the property exists, the address is real, and the person showing it has the authority to do so — before you transfer a single euro.
Portugal's older building stock — which covers most of central Lisbon — was built before modern insulation standards existed. Many apartments are genuinely cold and damp in winter. Landlords know this, and some paint over mould patches before viewings, position furniture against problem walls, and photograph in summer when the issues are dormant. We check ceiling corners, behind doors, inside wardrobes, and anywhere moisture hides — and we note any musty smell the moment we walk in.
Lisbon has a vibrant nightlife culture — which is wonderful if you're out in it, and a serious problem if you're trying to sleep above it. A street that feels perfectly quiet at 11 AM on a Tuesday can be completely uninhabitable at 2 AM on a Friday. On every visit we open the windows and record at least 30 seconds of ambient audio from inside the apartment. We also walk the surrounding streets and note any bars, venues, or noise sources within earshot. You hear what you'd actually be living with.
Wide-angle lenses make dark rooms look bright. Listings almost never disclose which direction a property faces — and in Lisbon's dense urban fabric, a north-facing apartment in a narrow street can receive almost no direct sunlight year-round. For remote workers especially, spending eight hours a day in a dim room matters enormously. We confirm orientation, note the quality and quantity of natural light at the time of visit, check window size and glazing, and flag any internal courtyard or airshaft situations that photos routinely obscure.
Lisbon is built on seven hills. "7 minutes to the metro" on Google Maps might be a 7-minute downhill walk in the morning and a 20-minute uphill climb with groceries in the evening. Some streets marked as walkable routes involve staircases or cobblestones that are slippery in wet weather. We walk every route we quote — timed, filmed, and described honestly. We also check the nearest supermarket, pharmacy, and café, because the livability of a flat isn't just about the four walls.
The best apartments in Lisbon — fairly priced, well-maintained, in sought-after neighbourhoods — are frequently gone within 24–48 hours of listing. If you're abroad, operating across time zones, waiting for a friend to be available, or simply deliberating too long, the apartment will be rented to someone else. Yes — and we're upfront about this. Some things are simply not visible during a single daytime visit: nighttime or weekend noise from nearby bars, seasonal damp that only appears in winter, intermittent plumbing faults, neighbour behaviour, or issues in rooms the landlord restricts access to. Properties with electricity or water switched off also limit what we can test. When we identify any of these risk factors, we flag them clearly and recommend a follow-up visit under different conditions — which we can arrange. Our reports are honest assessments, not guarantees.
More than most people expect. The standard requirement is 2 months' deposit plus 1–2 months' rent upfront on signing — so on a €1,400/month apartment, you're looking at €4,200–€5,600 before you move in a single box. Landlords can and often do ask foreign tenants for extra security — sometimes 4–6 months upfront. Having a local team (like our Full Advocate service) communicating on your behalf can soften these demands significantly. Have the money ready to move fast, because hesitation loses apartments.
Yes — almost every landlord and all legitimate agencies will ask for one before they'll even discuss a lease. A NIF is Portugal's tax identification number and it's also required to open a bank account, register utilities, and prove residency for visa purposes. You can get one remotely via a licensed fiscal representative (costs around €50–150 and takes a few days), or in person at a Portuguese consulate. We can refer you to trusted providers.
Scout visits (Single Look or Scout Pack) are verification only — we visit, film, report, and give you our honest assessment. You then deal directly with the landlord or agency. The Full Advocate goes further: we represent you, negotiate terms, communicate with landlords on your behalf, walk you through the lease contract, attend the handover, and document the property's condition to protect your deposit. Full Advocate requires its own package — scout visits alone don't include representation.
Scout Packs are non-refundable — but they're also built to flex around your life. Your visits are valid for 5 years from purchase and can be used across different properties, different search periods, or even different cities if we expand. You buy the pack when you're ready to search seriously, and the visits are there whenever you need them. There's no pressure to use them all at once.

Important — Limitations of our scouting service
Our scouts conduct the most thorough inspection possible within the constraints of a scheduled viewing. We always report honestly on everything we observe and flag potential risks clearly. However, clients should be aware that some conditions are beyond our ability to assess in a single visit:
⚡ No electricity at time of visit
Some vacant properties have utilities disconnected. We cannot test lighting, heating, appliances, sockets, or hot water if electricity or gas is off at the time of visit.
🚰 No running water at time of visit
Water may be shut off in vacant or recently listed properties. This means we cannot assess water pressure, hot water speed, pipe quality, or potential leaks during that visit.
🏘️ Neighbour behaviour
Noise levels, disputes, and anti-social habits vary day to day. A quiet visit does not guarantee quiet neighbours. This can only be observed over time.
🌙 Nighttime & weekend conditions
Bars, clubs, and traffic that are silent at 10 AM can be loud at 2 AM on weekends. We strongly recommend a second visit at night or on a weekend for areas with nightlife nearby.
🌧️ Seasonal & weather-dependent issues
Damp, cold, roof leaks, and mould growth may only manifest in winter. A summer visit cannot confirm winter habitability of older buildings.
🔧 Intermittent faults
Plumbing faults, boiler issues, or electrical problems that occur sporadically may not be present or visible at the moment of visit and cannot be detected without extended observation.
🏗️ Third-party & external changes
Construction on a neighbouring plot, new businesses opening nearby, or changes to the street environment after our visit are outside our control and knowledge.
🔒 Access restrictions
Landlords or agents may restrict access to certain rooms, storage areas, or building sections during the viewing. We can only report on what we are permitted to observe.
📋 Undisclosed legal encumbrances
Outstanding debts, ownership disputes, illegal conversions, or planning violations on the property are not visible to us and require a lawyer or notary to verify before signing.
🐛 Pest infestations
Rodents, cockroaches, bedbugs, or termites may not be visible during a daytime viewing. Signs can be subtle and are not always detectable in a standard visit.
Where we identify a risk — such as no electricity, no water, or a location with likely nighttime noise — we will flag it explicitly in the report and recommend a follow-up visit under different conditions, which we can arrange. Our reports represent a point-in-time assessment. VerifyLisbon assumes no legal liability for conditions that were not observable during the scheduled visit.
